LaSalle is a place plenty of Montrealers bike through without ever suspecting what is hiding there: spectacular rapids, heritage that goes back to the seigneuries, and neighbourhoods where families settle in for good. My home base is right next door, in Le Sud-Ouest, and this is an area where I regularly work with buyers and sellers, street by street, not just on the map.

Parc des Rapides

About thirty hectares of shoreline facing the Lachine Rapids, at the heart of the Île aux Hérons migratory bird sanctuary: more than 225 bird species and Quebec's largest heron colony. Having that view at the end of your street is the kind of thing that sells a property all on its own.

The unexpected

River surfing: la Vague à Guy

Yes, people surf in LaSalle: a permanent river wave in the Lachine Rapids, facing Parc des Rapides and the bike path. Less than 10 metres from shore, it is the most beginner-friendly wave in Montreal, a lifestyle just 20 minutes from downtown.

Waterfront

LaSalle Boulevard and its 21 km of shoreline

The Berges bike path runs along the river for about 21 continuous kilometres, from Verdun to the edge of Dorval, with LaSalle Boulevard as its backbone: views of the rapids and Lake Saint-Louis, picnics in the summer, cross-country skiing in the winter. And the borough counts about 25 km of bike paths in total.

Heritage

The Fleming Mill

Built in 1827 and classified a heritage building in 1983, it is the only British-style tower mill still standing in Quebec. Its sails, which came down in high winds in 2019, were reinstalled in July 2025: a roughly $2.4 million restoration now complete. The area's emblem has its full look back.

Ask me about it: ask me why miller William Fleming stood up to the Sulpicians for nearly ten years. The mill's backstory is worth hearing, and so is the Highlands area around it.

Transport

Angrignon metro and the exo station: two doors to downtown

The Angrignon terminus of the green line sits right at the edge of LaSalle, on the Le Sud-Ouest side, with a large bus terminus serving the whole borough. And LaSalle station, on the exo Candiac line, connects to downtown in about 19 minutes, mostly a weekday, rush-hour service.

Family life

An area growing as a family

82,235 residents at the 2021 census, growth of about 7%, roughly twice as fast as Montreal's. And services keep pace: 44 neighbourhood parks, Cégep André-Laurendeau, and the Michel-Leduc Aquatic Complex (the Aquadôme), fully renovated in 2024, 50-metre pool included.

The safe bet

From the Bronx to the Highlands, a rare range

Postwar bungalows and duplexes in Village des Rapides, which locals nickname "the Bronx," the Highlands heritage area, river-view condos along the boulevard: LaSalle offers a bit of everything. And plenty of buyers feel they get more for their money here than in neighbouring Verdun.
