Montréal-Nord is the borough people are rediscovering: tight-knit streets of brick plexes, Gouin Boulevard running along the river, and public investment you can see with your own eyes, from freshly restored shoreline to the SRB Pie-IX to Cœur-Nomade under construction. For a first purchase or a rental plex, it's among the most affordable markets on the island.

A kilometre of shoreline given back to the river

Between Aimé-Léonard park and the Pie-IX bridge, the borough restored a full kilometre of shoreline: a redesigned trail, thousands of native plants, wildlife habitat features. Inaugurated on June 24, 2026, a project worth about $2 million. Living near the Rivière des Prairies has never felt so real.

Family life

Aimé-Léonard Park

This is THE major public access point to the river in the borough, freshly redesigned: splash pads, play areas, picnic spots, a renovated and expanded chalet. And the Parcours Gouin runs right through it, about fifteen kilometres of bike path along the Rivière des Prairies.

Transit

The SRB Pie-IX

In service since November 2022, this bus rapid transit line runs the length of Montréal-Nord from north to south: dedicated lanes down the centre of the boulevard, modern stations, a connection to the Pie-IX metro station (green line) and to the exo Saint-Michel–Montréal-Nord station. For plenty of buyers, this is the argument that unlocks everything.

The train

Two exo stations to downtown

Line 15 (Mascouche) serves two stations on the edge of the borough: Saint-Michel–Montréal-Nord, with an SRB connection, and Saint-Léonard–Montréal-Nord. A direct link to Central Station, no train change needed. An advantage that plenty of areas on the island still don't have.

The safe bet

Plex territory

Duplexes and triplexes from the 1950s to 1970s dominate the housing stock, perfect for a first owner-occupied purchase or an investment. Along Gouin Boulevard, a sought-after pocket of houses and riverfront properties. And the whole area remains among the most affordable markets on the island.

06 The Maison culturelle et communautaire of Montréal-Nord
Culture

The Maison culturelle, and what's coming next

Since 2006, the Maison culturelle et communautaire has housed a 234-seat performance hall, an exhibition room and the Julio-Jean-Pierre library. And Cœur-Nomade, Montreal's first inter-borough library ($39.3 million), is under construction, with an opening planned for 2027.

Local pride

Young, tight-knit, and proud of its stars

With 88,471 residents (2021), it's one of the youngest and most multicultural boroughs in Montreal, with a dense community fabric, think Fourchettes de l'Espoir. And this is where Luguentz Dort and Bennedict Mathurin grew up, before facing each other in the 2025 NBA Finals.
